The public tender for the Clavon site under the Government Land Sales (GLS) program has closed. UOL Venture Investment Private Ltd and UIC Homes Private Ltd were awarded the tender for the site by the Urban Redevelopment Authority (URA) after the two developers submitted the highest bid out of the five bidders. The two partners submitted a winning bid of S$491.3 m, which translates to S$788.31 psf ppr for the Clavon site. The second-highest bid for the site of $471.01 translating to $755.74 psf ppr was from Vesta SG Residences. Also, participating in the tender were CSC Land Group, City Development Ltd and MCC Land. All the developers submitted bids between $452 m and $417.57 m. Clavon condo is situated at Clementi Avenue 1 and is zoned for residential development. There are plans to develop a 40-storey development that will feature 640 units. The parcel of land has a site area of 178,064 sq ft and enjoys a maximum allowable gross floor area of 623,229.8 sq ft. The potential selling price for the upcoming development is anticipated to be around $1,400 psf. The site is expected to attract homebuyers due to its valuable attributes. It enjoys proximity to a plethora of amenities and facilities that will benefit the residents. There is a huge demand for properties in this area due to the proximity to reputable educational institutions like Nan Hua High, NUS High School and the University of Singapore. Investors will equally like the project due to the convenience that the neighbourhood offers. The nearby developments such as the Science Park, One-North, and National University Hospital will benefit the residents.
